With over 20 years of combined residential property management experience, our team partners with Multifamily NW to ensure our rental agreements reflect the latest landlord-tenant laws. Have concerns about mold and mildew, emotional support animals, or tenant-installed satellite dishes? We have addendums to address these issues and everything in between.
Rent collection
Our rent collection system makes it quick and easy for tenants to pay online anytime, with the option to set up autopay for hassle-free, automatic monthly payments. This streamlined process ensures timely rent collection and reduces administrative work, providing convenience for tenants and peace of mind for property owners.
Resident Benefits Package
We’ve partnered with Second Nature to offer our residents a comprehensive Resident Benefits Package, which includes renters insurance, credit building to boost credit scores through timely rent payments, $1 million identity protection, HVAC air filter delivery (where applicable), and a move-in concierge service to simplify utility and home service setup.
24/7 Maintenance coordination
Our coordinators provide 24/7 maintenance support, including after-hours assistance on weekends and holidays. We’ve invested in advanced software to streamline communication and collaboration between vendors, residents, and Chroma. Over the past three years, our team has successfully completed 3,935 work orders (yes, we counted!), so you can trust that we’ve seen and handled it all.
Annual property inspections
Our annual property inspections provide a thorough evaluation to help maintain and protect your investment. Each inspection includes detailed photos, a written description of the property’s condition, and personalized recommendations for repairs or improvements to ensure your property stays in excellent shape.
Supervise contractors
All of our vendors are licensed, bonded, and insured, and must meet the highest professional standards to join our trusted network. Our property managers and project coordinator work closely with these vendors every day to ensure quality workmanship and consistent oversight.
Project management for capital improvement and turnover projects
Over 90% of our clients entrust Chroma with managing turnover work, including obtaining bids, vendor hiring, quality assurance, final inspections, and invoice processing. If you have a large capital improvement in mind, we’ve got you covered. From new roofs and comprehensive waterproofing to bathroom remodels and exterior painting, our extensive vendor network can handle any project.
Financial reporting
Our Owner Portal offers live cash-in and cash-out reporting, along with detailed monthly statements that summarize all property activity. Whether you own a single rental home or a multifamily apartment complex, our platform provides the transparency and insights you need to maximize your return on investment.
Annual tax reporting
In addition to your monthly statements, we provide a year-end accounting summary and annual 1099 to make tax preparation simple and stress-free. Beyond the Owner Portal, you’ll also have access to a secure site where all statements, invoices, and bills are organized and available anytime.
Lease renewals
Our team partners with you to structure lease renewals that maximize occupancy and retain high-quality residents year after year. Whether you're planning to sell soon or hold your property long-term, we provide tailored recommendations to support your investment goals.
Conduct move-in and move-out inspections
It’s essential to document the condition of your property both before move-in and after move-out to ensure any changes or damages are properly accounted for. We conduct thorough inspections and take extensive photo documentation at both stages, providing a clear record to protect your investment and support any necessary claims or deductions.
Move out accounting
We navigate complex security deposit laws to ensure tenants receive any appropriate refunds, while property owners are properly reimbursed for legitimate expenses. All security deposits are held in a non-interest-bearing client trust account with our banking partner, which specializes in serving property management firms like Chroma.
In-house maintenance
We provide in-house maintenance and handyman services through our partner company, Chroma Maintenance (CCB #252395), exclusively for the properties we manage. This in-house approach gives us the institutional knowledge and skilled tradespeople needed to maintain your property effectively, ensure quality control, and manage costs.
